Catalina Office Center is a modern Class B+ office building located in Warsaw’s Mokotów district, directly adjacent to the Warsaw Horse Racing Track. The building’s distinctive dynamic form and the inclination of its western façade above the Rzymowskiego Street access road make it a prominent urban landmark, clearly visible from the area’s main transport routes.
The building was designed to maximize the functionality and flexibility of office space. Tenant areas are organized around a central core housing elevators, staircases and sanitary facilities. This solution allows office floors to remain free of structural elements and vertical service shafts, providing tenants with a high degree of flexibility in workplace planning and interior fit-out.
The ground floor accommodates retail and service units, while a two-level underground garage ensures convenient access and parking for building users. Between 2010 and 2017, Catalina Office Center also served as the headquarters of KARMAR S.A.


Modern & Efficient Solutions
KARMAR delivered the project, including the construction of the office building and a two-level underground parking garage with an area of approximately 5,000 m². The building was equipped with advanced security and building management systems, including a fire detection system, voice evacuation system, access control system, intrusion and hold-up alarm system, all integrated into the Building Management System (BMS).
The project also presented significant engineering challenges. Due to site constraints, a substantial part of the building was constructed directly on the property boundary. This required the use of an anchored Berlin-type retaining wall to secure the excavation and careful execution of works adjacent to existing occupied residential buildings.
The development was completed in accordance with high organizational, technical and technological standards. Through the combination of flexible office layouts, advanced building systems and high-quality construction, Catalina Office Center has become a recognizable office landmark in Warsaw’s Mokotów business district.
