KARMAR delivered the conversion of an existing warehouse into a Biotechnology Process Development and Optimization Area and the MB1 Microbiological Production Area within Building C of the Gdańsk Science and Technology Park. The investment was carried out for Polpharma Biologics and represents an important stage in the company’s expansion of research, development and manufacturing capabilities in the field of advanced biotechnology. The project required the adaptation of an existing industrial facility to meet the stringent technical and operational requirements of the pharmaceutical and biotechnology sectors.

The scope of work included the complete redevelopment of the GPNT hall into a state-of-the-art research and development environment dedicated to the development and optimization of biotechnological processes. The project also included the construction of welfare facilities, technical support spaces and auxiliary rooms, as well as a technical mezzanine, roof platform and dust control chamber.

The facility is housed within an existing reinforced concrete structure. The southern section consists of a single-storey hall built in a prefabricated frame structure, while the northern section comprises two- and five-storey mixed-construction buildings with basement levels.

Specialized Infrastructure for Research and Production Processes

The project involved the creation of pharmaceutical-grade cleanroom areas, process spaces and technical infrastructure supporting biotechnology and microbiological operations. The completed facility includes specialized production, laboratory and storage areas designed to support development activities under controlled conditions compliant with pharmaceutical industry requirements.

A key element of the investment was the installation of advanced process systems and utilities, including purified water (PW), water for injection (WFI), clean steam (CS), compressed air, technical gases, HVAC systems, BMS and EMS building management systems, as well as process automation and monitoring solutions.

The scope also included access control systems, CCTV monitoring, fire detection systems, pharmaceutical airlock automation and advanced environmental monitoring systems enabling strict control of operational parameters within critical production and research areas.
